Moving In/Out Bookings

27 January 2024 - Moving In/Out Bookings.

Moving In/Out slots are for 2 hours and must be booked online.

Tenants must provide a copy of their Lease at the time of booking their move in.

Permissible moving times are between 8.00am and 5.00pm Monday to Saturday. No moving is allowed on Sundays or public holidays.

A $200 security deposit is required to be paid to the caretaker at the time of arrival. $150 will be refunded upon inspection and confirmation that damage has not been caused to the Common Property.

Gym Information

27 January 2024 - Gym Information.

The Gym is open from 6.00am to 10.00pm daily.

All residents are required to sign the terms & conditions and submit them to the building manager or owners corporation manager prior to having their access token activated.
Proof of residency is required. Your application will not be processed and your access token will not be activated until proof of residency documents are submitted.

The following proof of residency requirements apply for persons who are not registered owners on the title of the property:

For tenants a copy of the lease agreement must be provided.

For relatives of the owner(whose names do not appear on the title) we require a Stat Dec from the Owner as well as a copy of drivers licence or other photo ID that confirms the you live at the property.

For new owners proof of residency must be in the form of a Notice of Acquisition.

All proof of residency documentation must be submitted to:

Dining Room & BBQ Bookings

27 January 2024 - Dining Room & BBQ Bookings.

Booking slots for the dining room and each of the 3 bbq/seating areas are all for 3 hours and must be booked online.

• In addition to the 3 bbq pit/seating areas, there is a 4th stand-alone bbq which is available for residents to cook and then take the food back to their apartment. This bbq is available for use without booking on a first-come-first-served basis. All bbq areas must be cleaned by the resident at the conclusion of the booking otherwise cleaning charges will be applied and charged to the resident.

• A refundable security deposit of $200 is payable to the building manager prior to the commencement of a dining room booking. If at the conclusion of the use of these areas the caretaker determines that the cleaning is unsatisfactory, the Owners Corporation may deduct the cleaning costs from the security deposit and further recover any shortfall from the proprietor or occupier of the lot.

AMENITIES OC RULES


Pursuant to the Owners Corporation Rules, the following conditions apply to the use of the Residents Lounge, Residents Dining Room, BBQ/Grill and Communal Garden facilities (together “Amenities”):

• Hours of use are 7:00 am to 10:00 pm;
• Children under the age of 16 years may use the Amenities only if supervised by an adult at all times;
• Alcohol, food and glassware are only permitted in the residents dining room and bbq/grill area;
• Residents are responsible for cleaning up any mess created in any of the Amenities areas;
• Residents must not make unreasonable noise or otherwise detrimentally affect the quiet enjoyment of any other resident when using any of the Amenities;
• Use of the kitchen, dining room and bbq/grill facilities are subject to booking/reservation with the building manager using the online booking system;
• During any period of high demand, reservations for the kitchen, dining room and bbq/grill facilities may be restricted by the building manager to one (1) reservation per 30 day period;
• Residents must observe all directions issued from time to time by the building manager in relation to the use of the Amenities;
• Smoking is strictly prohibited in all of the Amenities areas (for the avoidance of doubt smoking is not permitted in any outdoor bbq or communal garden areas);
• Running, ball playing, noisy or hazardous activities are not permitted in the Amenities areas;
• All users of the Amenities do so at their own risk.
• A proprietor or occupier of a lot must not breach nor permit persons under his or her control to breach these rules as stipulated.
• Suitable footwear must be worn to and from the Amenities and whilst in the Amenities area shoes are to be worn at all times;
• Suitable clothing is to be worn whilst in the Amenities;
• No live or amplified music, other than any background music provided by the operator of the Amenities is permitted in the Amenities areas;

Update

25 February 2020 - Blinds Orders & Completion Update

We have now received quotations for blinds for all apartments from our regular supplier at very competitive prices and for quality blinds and installations. We offer this service to all of our purchasers. The form is posted here:

You will need to complete the form and email it to us as well as make full payment as detailed on the form if you want to have your blinds installed by our contractor.

The building works by our builder Hamilton Marino Builders are progressing well and to schedule.

Apartments for all levels up to and including 6 are now complete and are being opened to settlements on an individual basis. Your legal representative will receive an email shorty both for valuation inspection and purchasers’ final inspection.

Our builders are now finalising level 7 to 10 as well and we will commence settlements on an individual basis for apartments at those levels as well.

In ALL instances you need to make sure that you have your application for finance lodged and approved and be ready for valuation inspection so that you can meet your contractual obligations for settlement.

Our solicitors will also be contacting purchaser solicitors/conveyancers on an individual basis to arrange valuation inspections and purchaser inspections when each individual apartment is ready.

12 February 2020 - Plan of Subdivision (Stage 1) has been Registered.

On 10 February 2020 the first stage of our Sub Division for Levels G to 6 inclusive was registered at Land Victoria and Titles were issued. Stage 2 of the subdivision is expected to be lodged by the end of February.

The Occupancy Certificates have been issued for SOME apartments, however, the remaining apartments are still being completed.

Solicitors/conveyancers will be advised individually by email as we reach each stage of completion and given notice to arrange settlement.

We will also be contacting solicitors/conveyancers on an individual basis to arrange valuation inspections and purchaser inspections when each individual apartment is ready.

Construction of the building is progressing well and overall completion is still expected in April.

Update

3 February 2020 - Plan of Subdivision (Stage 1) has been lodged with Land Victoria.

On Friday we received final approval from Manningham Council to the First Stage of our Sub Division for Levels G to 6 inclusive and we can share with you that all of the delays between December and now were due to delays by Council.

This morning, the Plan of Sudivision Application (for Levels G to 6) was lodged with Land Victoria and we are expecting Titles to issue within 10 business days.

Construction of the rest of the building is progressing well and overall completion is still expected in April.

Purchasers and Conveyancers will be advised individually by email as we reach each stage of completion.

We are now expecting SOME apartments to be ready for valuation inspections by 12 February.

You will receive a notification when valuation inspections are opened up for your apartment.

We will also be contacting purchasers and their legal representatives on an individual basis to arrange their purchasers inspections prior to settlement.

We have also posted some more pictures of the ground level landscaping which is now almost complete.

15 January 2020 - Happy New Year
Levels 2-6 nearing completion.
Update on status of Plan of Subdivision and Occupancy Permits.

We are pleased to advise that all technicalities have now been resolved and we are expecting approval of the first stage of the plan of subdivision to issue by the City of Manningham this week. This includes all apartments and offices up to and including Level 6.

As soon as we receive the approval we will lodge the plan of subdivision with Land Victoria so that it can receive the final approval and titles will then issue within 3 weeks. The Occupancy Permits for the first stage are also expected to issue by the end of January.

Construction of the rest of the building is progressing well and workers have now returned back from holidays although no work has taken place yesterday and today due to hazardous and smoky conditions.

We are now expecting SOME apartments to be ready for valuation inspections in the first week of February.
You will receive a notification when valuation inspections are opened up for your apartment.

We will also be contacting purchasers and their legal representatives on an individual basis to arrange their purchasers inspections prior to settlement.

Update

6 December 2019 - Levels 2-6 nearing completion.
Update on status of Plan of Subdivision and Occupancy Permits.

Construction has been progressing well at The Point and based on the current programme It would appear that levels 2-6 will be fully completed prior to the Christmas break, with completion of the remaining levels to follow early in the new year. We are in the process of applying for the occupancy permit and expect the Metropolitan Fire Brigade to inspect the first six floors of the building prior to Christmas which is the final occupancy requirement. We are also close to lodging the Plan of Subdivision with only VicRoads and Council remaining as authorities who we are working with to obtain final releases. We will advise all purchaser solicitors/conveyancers when the Plan of Subdivision is lodged at Land Registry Office as well as posting an update to this webpage.

Given the above time frames, it is now likely that settlements for the first six levels will occur in late January or in February with the remaining levels to follow thereafter.

Levels 2-6 will be available for finance valuer inspections 6-10 January 2020. This is subject to confirmation prior to Christmas when the online booking system will be available for valuers to book their appointments from this website.

It is also expected that purchaser inspections for levels 2-6 will be opened progressively for the weeks of 13-18 January 2020 and 20-24 January 2020. Again, appointments will need to be made using the online booking system which will be available from this webpage once the dates are confirmed.

1 November 2019 - External works nearing completion and overall construction well advanced.

We bring you another update from The Point at Doncaster Hill.

Just as Melbourne construction workers break up for a five day holiday for the race that stops a nation (The Melbourne Cup) which only lasts 3 minutes and 25 seconds or so!

The building now looks as good as if not better that the artists impression that was depicted on your brochures. It is looking great and is probably the most striking and handsome building on the hill. A True Landmark as they say. You can compare for yourselves!

The building is continuing to progress at a fast pace and is ahead of program. As can be seen from the picture taken today balustrades up to level 9 have been completed and only level 10 and the penthouse level remains which will be completed in the next week or so. Part of our design element on the top has gone in as the gold windows - the gold fins will follow as soon as the $1,000 per drum gold paint has been applied to the slab edge!

Every level is at some stage of completion as trades move up through the building. All levels up to level 6 have been fitted out in full and are undergoing final commissioning and installation of appliances etc. and will be complete once cleaned. Tilers are working at levels 7 and 8 and plasterers are working at level 10. Early internal works have also commenced at the penthouses levels 11 and 12.

As we have said before we are on track to finish levels up to and including 6 during November in readiness for settlement in December.

We stress that all purchasers up to and including Level 6 will have their apartments ready for valuation inspection at the end of this month and for a final inspection sometime in December.

It is therefore important that all applications for finance be now made and lodged with your financier as a matter of priority.

Subject to getting approvals from authorities all purchasers up to and including level 6 should be prepared to settle from mid December onwards.

We will keep you posted on progress and we expect to have another update in 2 weeks.

Update

15 October 2019 - Structure topped out and construction programme well advanced.

The building was topped out at the end of September and construction is progressing at full speed and ahead of schedule.
The crane is coming down within a week as its mission has now been completed.

As can be seen from the latest picture posted below, balustrades are at Level 7 and windows are being installed at level 10.
Internal fit-out is progressing floor by floor in different stages so that Level 3 is at painting and Level 10 is at plastering.

We are proceeding with a staged sub division so that all levels up to and including Level 6 are expected to be ready for settlement in December 2019. Please commence your finance applications soon so that you will be ready for settlement.

8 September 2019 - Levels 9, 10 & 11 slabs poured.
Windows installed up to Level 7 and internal fit out and services proceeding.

Level 11 slab, which is the main building rooftop below the Sky Home Penthouses, has now been formed and poured at the Northern end and the Southern end slab will follow next Wednesday 11 September 2019.

This now places our builder, Hamilton Marino Builders, a full two weeks ahead of schedule and augurs well for the programmed final completion date for the entire project of 29 April 2020.

Of course there will be earlier completions scheduled for lower levels but 29 April is an overall latest expected completion date including the 5 two level Sky Homes at levels 12 & 13.

Some of the other milestones currently in the building are:

Kitchens and flooring being installed at Level 2;
Plastering now completed up to and including level 3;
Balustrades now completed partly up to level 4; and
Windows are being installed at Level 7.

We will update the web site further at the end of September when we expect that the full structure will be totally complete and the crane will come down early in October.

7 August 2019 - Levels 6, 7 & 8 slabs poured.
Windows installed in Levels G, 1, 2 & 3 and internal fit out and services proceeding.

The concrete structure of the building is now complete up to Level 8. Windows have been installed up to and including level 3. Plastering is up to Level 2 and internal wall framing is proceeding on higher levels. Services (plumbing & electrical) are proceeding to move up through the building.

10 May 2019 - Basements completed,
Ground floor slab poured and
Level 1 slab in progress

The newly installed robotic concrete boom has been used for the first time onsite to pour the super sized ground floor slab.

The structure for the 4 basement carpark levels is complete and the ground floor slab has been completed.

Basements, foundations and ground floor slabs are complex and time consuming so the build will move much faster now that that the building has risen out of the ground. Columns and formwork for level 1 have commenced.

14 December 2018 - Crane up, basement excavation completed
& foundations underway

The tower crane has now been erected onsite.

Excavation of the basement has been completed and all retaining walls have been constructed.

Foundations and preparation for slab on ground are well underway.

Hamilton Marino Builders have now commenced onsite.

16 October 2018 - Excavation reaches third basement
& Hamilton Marino Builders Appointed

Excavation is now progressing into the third basement level and beyond.

The top down slab/platform which will form the platform which the loading and unloading vehicles will use, has now been formed and poured and can be seen in the picture below.

We expect to reach the bottom level of the car park by the middle of November.

Hamilton Marino Builders have been officially appointed as builders and they will take over as soon as the excavation of the basement is completed.

06 April 2018 - The site has now been fully demolished after it took more than two months to obtain approval from the power authorities to abolish power in an abandoned building

We have served protection works notices and have the piling rig and excavators waiting on site to commence construction works.
We are currently awaiting approval of our Construction Management Plan which was lodged with City of Manningham in mid-December following which works will commence immediately.
